Cedar Creek Business Park In 1999 MK&R was engaged by the County of Cumberland, NC to prepare a master plan for a proposed business park located on a 474 acre tract of land approximately 1 mile from Interstate 95. The Leak-Goforth Co., Economic Consultants, assisted MK&R in determining the individual site sizes to accommodate the business targets as identified by the Leak-Goforth study. The study supported sites of 5-10 acres near the entrance for possible back office or industrial service businesses and sites of 15-30 acres elsewhere. The study supported that the park should be served with state of the art telecommunication infrastructure as well as providing areas for amenities to include open space, trails, etc.; to create an environment where people can enjoy their work and leisure. MK&R prepared several preliminary plans that were reviewed with the Fayetteville Area Economic Development Corporation (FAEDC) Development Committee with the master plan representing the selected. This plan supports: 1. Eight (8) sites varying in size from 5.5 acres to 12.5 acres and twelve (12) sites varying in sizes from14.5 acres to 33.7 acres. 2. A streetscape with a divided median at the entrance for a depth of 300' and a 41' wide street section elsewhere in an 80' right-of-way with concrete curb and gutter and concrete sidewalks each side. 3. Over 100 acres of un-designated open space for the common use of park tenants as active recreational fields, nature trails, wildlife refuge, etc. 4. A nature-jogging trail of over 7500 l.f. that aligns with the existing PWC access-way along the bank of Locks Creek while connecting to the park street at two locations. MK&R engaged the firm of Jones-Worley of Atlanta, Georgia to address signage and wayfinding issues and the firm of Little and Little of Raleigh, North Carolina to address landscape architectural issues for the entrance, streetscape planting and suggested criteria for planting standards on individual sites. In addition to preparing this master plan, MK&R prepared suggested Restrictive Covenants insure a high integrity of quality construction and aesthetics. MK&R is proud to have prepared the Cedar Creek Business Center master plan and firmly believes once the plan is implemented this park can be one of the foremost facilities in North Carolina. Someone has said "Perceived quality of life is the most important criteria for corporate locators these days, especially in high tech". The Cedar Creek Business Center will establish a quality of life for work and relaxation that can go a long way in changing the word "perceived" to "actual" and make our Cedar Creek Business Center the desired location. |
